You see that there is a notice of a foreclosure sale and it says something about a sales date.  Be careful and make sure you look at that date carefully.  Some advertisements publish at the end the dates the actual notice is being published, so try and pick out the right date.  It is possible the notice you are reviewing was from a New York Foreclosure lawyer.  These New York foreclosure attorneys would use legal descriptions in their publications.  One such law firm would be of Steven Baum, attorney.  As an experienced foreclosure lawyer in New York, the foreclosure law firm of Steven J Baum would clearly work with legal descriptions in publications.  What you will also notice is that many times there is a legal description of the property.  In the legal world, property addresses come and go.  They are changed by the post office.  Zip codes change.  Buildings are knocked down and new ones put up with new addresses.  Lawyers don’t go by property addresses.  They like legal descriptions.  There are residential foreclosure law firms and commercial foreclosure law firms that know to use these legal descriptions.

If you are smart, you will go to the county courthouse and look up the deed into the current owner of the home.  You can get that online off the tax rolls and sometimes you can even look at the deed online if your tax office has that capability.  Matching the legal description in the deed to the one published pretty much assures you it’s the same property you think it is that’s being sold.  Remember you may want to speak with a lawyer ahead of time if you plan on buying foreclosed property.  Experienced foreclosure lawyer in New York would be a good choice if you are buying a New York Property!  There are certainly many Best Mortgage Foreclosure Lawyers in New York to choose from.  Of course, there are top rated local foreclosure attorneys and many mortgage foreclosure lawyers in New York.  Just as long as you are looking at a New York property!
